Complicated sites take more time than simple sites. Do we need to involve multiple other professional services like Civil, Structural, Geotech, etc? If so, it could take more time to complete. Is the city/county permit submittal process complicated or simple? It’s always better to allow more time for this process as there can be unexpected things that pop-up that need to be resolved!

Most project design costs typically run between 1% to 5% of the estimated construction budget, depending on complexity, size, etc.

Total design fee is a negotiated lump sum, with 10-20% due before work begins, and the remaining fee split up between the 4 design phases (pre-design, schematic design, design development, construction documents) with billing/invoicing sent out at project milestones.

Any engineering needed would be additional fees/costs per required services necessary.

Site visits are typically included in the fee when the project is local, and it’s very helpful to have clients at the site visit to really understand project placement, entry, access, yard locations, etc.

It all depends on where your project is located, how steep the site is, what quality of finishes and materials you use, the kind and sizes of doors and windows you use, etc., so costs can vary greatly between 200$-800$+ per square foot, though estimating 400$-500$ per square foot gives you a good baseline for a good quality home.

Most custom home designs typically require Structural Engineering. Civil Engineering may be required for stormwater management plans, and if the site is steeply sloped a Geotechnical Engineer may also be required. We are well versed in contacting and coordinating their services when needed.
